What is an individual lease?
An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her monthly rent installment and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rent installment and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).

When is the rent installment due?
Rent installments are due the 1st of every month.
How can I make my rent payment?
We accept checks, money orders and cashier's checks. We are unable to accept cash. Most of our communities accept credit cards online.
What is a guarantor?
To mitigate the risk of delinquent or defaulting residents, we require applicants to provide someone to guarantee their housing contract.
When is a guarantor required?
All residents require a guarantor to complete the guaranty agreement.
Can I be my own guarantor?
A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the monthly rent installment.

Roommate Matching & Requests
Can I live with my friends?
You may request roommates by listing them on the Resident Profile Form, which is sent in your lease packet. Whenever possible, a mutual roommate request will be honored. Requests must come from both students in writing and we suggest submitting your applications and deposits together. We only offer same-gender room assignments.
What is Roommate matching and how does it work?
Roommate matching is the process by which roommates are matched together using roommate profiles. You can utilize our roommate matching service to find one or more roommates, or you can bring all of your own roommates.
What if I don't have anyone specific I want to live with?
When you sign your Lease Agreement, you will complete a Resident Profile Form indicating specific information that will help us match you with a roommate. We will place you with another student with similar interests, when possible. You will receive your roommate assignment and contact information in late July.
Do you have a roommate matching service?
Yes, you will be given a profile card when completing your lease contract that will inquire as to your study habits, social habits, and hobbies to help us match you with residents that have similar preferences in your floor plan.
Can I request specific roommates?
Yes, you can list the roommates you have chosen on your profile card when completing your lease. It is important that all roommates list each other and that all requests are mutual.
Can I fill out an application online?
You can access the online application by clicking the “Apply Online” link at the top of every page.
How much is the security deposit and application fee?
The Security Deposit is $250, the Administrative Fee is $150, and the Application Fee is $25.
